Attention For those Concerned about Coronavirus disease (COVID-19):

Please know we take great care in cleaning and sanitizing our cabins. Our normal policies will stay in affect, including our cancellation policy UNLESS a formal state-wide travel ban is implemented due to a health crisis.

GENERAL POLICIES

1. PRICING & OCCUPANCY

• Base rate: 2 guests. Extra guests (ages 3 ): $20 per person, per night
• Minimum stays:
• Weekends (Thu/Fri, Fri/Sat, Sat/Sun): 2-night minimum
• June, July, October weekends at “The Preserve” & “Elkins Pass”: 6-guest minimum
• Major holidays at “The Preserve” & “Elkins Pass”: 3-night minimum & 6-guest minimum
• Age: Must be 21 to book (limited exceptions for responsible 18-20 year-olds)
• Unauthorized guests/visitors: $20 per person, per night for entire stay. No unpaid day visitors permitted (all visitors must be registered and paid for)
• Subletting: Strictly prohibited
• Pets: Dogs only at Creekside (max 2) and Elkins Pass (max 3) with $20 per dog, per night fee
• Unauthorized Pets: Any pets at The Preserve, or non-dog pets (cats, birds, etc.) at any cabin: $150 fee minimum

PAYMENT

• 50% deposit of lodging costs plus taxes required to hold any reservation
• 6% third party service/booking fee paid in full at booking (non-refundable after 20 days of booking)
• For repeat customers booking directly by phone: Reduced to 2% third party service/booking fee
• Full balance (including taxes and fees) auto-charged one week before check-in
• Guest authorizes charges to card on file for reservation total, additional fees, excessive cleaning, damages, or violations

CANCELLATIONS

• More than 21 days before arrival: 10% cancellation fee of total reservation amount
• 8-21 days before arrival: 35% cancellation fee of total reservation amount
• Within 7 days of arrival: No refund
• After 20 days from booking: 6% service/booking fee non-refundable
• No refunds for: reduced guest count after booking, early departures, inclement weather, medical issues, utility outages, deer hunting bookings, or other circumstances beyond our control
• We recommend travel insurance

CHECK IN/CHECK OUT

• Check-in: After 4:00 PM
• Check-out: 11:00 AM
• Access codes sent only after signed Rental Agreement received

HOUSEKEEPING

• Excessive cleaning (beyond normal tidying, e.g., unwashed dishes, trash, spills, moving/rearranging furniture, outdoor litter): Minimum $150 fee. We recommend following check-out procedures posted in the cabin before your departure.
• No smoking of any kind inside the cabins: $200 cleaning and damages fee will be charged for violations. Outdoor smoking permitted—dispose of butts properly.
• Our cabins are treated for pests, but due to the natural surroundings, you many encounter insects, spiders, wildlife. Please report any concerns, but no refunds for such encounters.
